General information

Description of the project

An apartment building that was damaged as a result of military operations and is subject to major repairs is located at 37-D Neskorenykh Street in the Saltivskyi administrative district of Kharkiv. As a result of the impact of weapons on the building, the following occurred: destruction of load-bearing structures, balcony ceilings, roof, facades, window glazing, etc. The purpose of the major repairs of the building is to achieve a serviceable condition and ensure safety during its operation.

Description of the purpose of the project and ways to achieve it

The existing residential building is a 5-story building with a basement floor, rectangular in plan, with overall dimensions in axes of 114.05 m × 11.36 m, height to the parapet of 15.67 m. The connection between the floors is carried out by an internal staircase. The structural system of the residential building is frameless with load-bearing transverse and longitudinal internal reinforced concrete wall panels with reinforced concrete floor and ceiling slabs and external hinged panels. The facade panels are made of self-supporting expanded clay concrete wall panels. The foundations of the building are strip from prefabricated reinforced concrete foundation blocks. External walls are self-supporting, reinforced concrete wall panels are made of expanded clay concrete. Internal walls and partitions are reinforced concrete wall panels. Floors and ceilings are reinforced concrete slabs. The roof is flat with an internal drain. The window frames are metal-plastic, wooden. The frames and door leaves are wooden, steel and metal-plastic. The stairs (platforms and steps) are made of prefabricated reinforced concrete elements. Access to the roof is from the stairwell. The facades of the building are partially insulated, plastered and painted. The paving is asphalt concrete. According to the report on the results of the inspection of the technical condition of the apartment building, carried out by VERIFICA LLC in 2024, the main load-bearing and self-supporting structures of the above-ground part of the building of the 1st and 2nd entrances are in an emergency condition - category II ("4"), destruction of self-supporting external walls and internal reinforced concrete walls, floors and coatings was detected; building structures from the 3rd to the 8th entrances are in a state of unfit for normal operation - category I ("3"). General characteristics of the category of damage to the object: existing damage to load-bearing and enclosing structures (structure liability categories A and B), the degree and nature of which indicate the need to perform work on partial dismantling of parts of the object or its individual structures, strengthening of the object or its individual load-bearing and enclosing structures. Major repairs of a residential building include: - dismantling of destroyed structures (load-bearing walls and floors to the foundation, external walls, partitions, doors, windows, floor slabs, roof, internal drains, internal decoration of premises, blind areas); - restoration of the walls of the first and second entrances (1st and 2nd floors) with brick masonry 380 mm, 120 mm thick and aerated concrete blocks (3rd ÷ 5th floors) 400 mm, 250 mm thick; - installation of fences, doors and windows; - installation of a flat roof made of PVC membrane with insulation; - installation of an internal rainwater drainage system (water intake gutters and pipes); - installation of metal seals; - restoration of damaged parts of the entrance groups; - restoration of the interior decoration of common areas (1st and 2nd entrances); - restoration of the roof by installing a PVC membrane without dismantling the existing roof (3rd-8th entrances); - repair of interpanel joints; - restoration of damaged interior decoration of apartments of the 4th entrance (apartments 57 and 60); - restoration of damaged sections of balcony structures; - installation of blind areas. The working project for the overhaul provides for the insulation of the house and the insulation of the basement floor of the 1st and 2nd entrances: – insulation of the foundations of the external walls and the basement with extruded polystyrene foam of the NG brand, 50 mm thick; – insulation of the facades of the external walls with mineral wool insulation of the NG brand, 150 mm thick; – insulation of balcony slabs with extruded polystyrene foam of the NG brand, 50 mm thick; – insulation of the basement floor with extruded polystyrene foam of the NG brand, 180 mm thick; – replacement of internal engineering networks (water supply, including hot water supply, domestic sewage, storm sewer, heating system with replacement of heating appliances).

Problems and solutions resulting from project implementation

Problem: As a result of hostilities and shelling, an apartment building was damaged. There is damage to the load-bearing and enclosing structures, the extent and nature of which indicates the need to carry out work on the partial dismantling of parts of the object or its individual structures, strengthening the object or its individual load-bearing and enclosing structures. Solution: Emergency restoration work (overhaul) of an apartment building to achieve an operationally suitable condition and ensure safety during its operation.
