Local repair measures and simplified adaptation of the building to current needs
First of all, it is planned to carry out repair work on the basement part of the building by dismantling the granite slab cladding, restoring vertical waterproofing, bringing the walls to the standard moisture condition and implementing water-lowering measures. Window blocks made of profile aluminum structures, which have subsided during operation, lost their strength and energy-saving properties and have through-hole leaks, are subject to replacement or restoration. The exterior doors of the building are physically and morally worn out and require replacement. The roofing is in unsatisfactory condition in places, and given the loss of aesthetic and physical characteristics of the existing finish, made in local conditions, it is planned to replace it with a material with factory painting, resistant to atmospheric precipitation, with simultaneous replacement of elements of the storm system and strengthening of the rafter structure. In order to adapt the building to modern conditions of use and ensure accessibility for people with reduced mobility, it is planned to install an elevator in the courtyard of the building, as well as install inclined lifts in places of height differences to prevent a decrease in the width of the corridors. Based on the results of the analysis of structural and planning solutions and the survey conducted, it was determined that a complex of repair and restoration works was required, including facade repair, restoration of basement waterproofing, replacement of windows and external doors with energy-efficient ones, replacement of the roof covering, repair of the heating system and implementation of barrier-free measures.
